How Much Does a New Roof Cost in Jacksonville, Florida?

"Just give me a ballpark." We hear it on every other phone call at Lappin Roofing. The honest answer is that every roof is different — but the dishonest answer is that nobody can give you a range. Here are the actual numbers Joey Lappin and his team see across Jacksonville, FL and Northeast Florida in 2026, plus the factors that move them.
Honest 2026 price ranges by material
These are full-system replacement ranges for an average single-family home in Duval, St. Johns, Clay, Nassau, or Flagler county — tear-off, deck inspection, underlayment, flashing, finish material, ridge ventilation, permit, and disposal. Per-square pricing is for a typical 20–30 square home (2,000–3,000 sq ft of roof).
Architectural asphalt shingle (Owens Corning)
$525 – $725 per square installed. A typical Jacksonville single-family home runs $11,000 – $18,500. This is our most common scope.
Standing-seam or corrugated metal (24-gauge)
$1,050 – $1,500 per square installed. A typical home runs $22,000 – $36,000. Coastal homes in Ponte Vedra, Jacksonville Beach, or Fernandina trend to the upper end because of upgraded fasteners and detail work.
Concrete or clay tile
$1,400 – $2,200 per square installed. A typical home runs $30,000 – $52,000. Re-roof under existing tile (replace underlayment, reuse tile) is roughly half the price if the tiles are still serviceable.
Flat-roof TPO (single-ply)
$725 – $1,050 per square installed over a typical low-slope addition or porch. Most Jacksonville flat-roof scopes we quote are 3–8 squares, in the $2,500 – $7,500 range.

What changes the price
Square footage and pitch
Bigger roofs cost more in absolute dollars but less per square — the setup, mobilization, and dump-trailer costs are flat. Steeper roofs (8/12 and up) cost more per square because everyone moves slower and harness rigging takes longer.
Decking condition
Florida Building Code requires us to replace any deteriorated decking we find after tear-off. Most Jacksonville homes need 1–4 sheets of plywood replaced, at roughly $85–$120 per sheet installed. Older homes, oceanfront homes, or homes with prior leaks can need 10+ sheets — we always quote a per-sheet price up front, never a surprise change order.
Layers being torn off
One layer of shingle is included in standard pricing. Two layers (legal in Florida only on older permits) adds disposal weight and labor. Tile tear-off is its own project.
Permits and inspection
Permits across Duval, St. Johns, Nassau, Clay, and Flagler counties run roughly $200–$650 depending on jurisdiction and roof value. We pull the permit in your name and coordinate the final county inspection — no exceptions.
Code-upgrade items
If your roof was built before current code (peel-and-stick at eaves, ridge ventilation, secondary water barrier, hip-and-ridge wind clips), we will bring it up to current code during the replacement. Some of these items are reimbursable under Florida insurance "code upgrade" coverage.
Color, profile, and warranty tier
Designer shingle profiles and high-definition colors run 8–15% more than the standard line. Upgraded warranty tiers add real value and modest cost.

- The price is the price. The only change order we ever issue is for decking replaced beyond the per-sheet allowance — and we show you the rotted sheets before they go in the dumpster.
